To renew a NSW real estate agent licence you must act before it expires, keep CPD current for the CPD year that applies, and complete the Service NSW / Fair Trading renewal steps with the documents they ask for. Licence expiry and the CPD year are two different clocks — agents often mix them up.

Fair Trading’s renewal eligibility rule is clear: to renew, you must complete CPD training each year. That does not mean your licence expires on 30 June. It means you keep CPD current across each CPD year while your licence remains in force — and you bring that compliance with you when the renewal notice arrives.

What Fair Trading sends before expiry
About 30 days before your licence expiry date, Fair Trading says it will email or post a renewal application form with renewal details, and also send an SMS reminder.
Treat that notice as your working pack:
- Keep the renewal number handy for online renewal or restore
- Confirm your contact details are current — as a licence holder you must notify name, address or other detail changes within 14 days (Fair Trading publishes a notification pathway via Service NSW or email to propertylicensing@customerservice.nsw.gov.au)
- Do not wait for the SMS if you already know your expiry is close — start CPD early if the year is still open
What you need ready to renew
NSW’s published checklist for renewing a real estate agent licence includes:
- Your licence number
- Your renewal number from the renewal notice, or full personal details
- Evidence of professional indemnity insurance in your name, or in your employer’s name
- A credit card to pay the renewal fee (use the official fees page when you renew — do not rely on outdated third-party figures)
- A completed notification of change to partnership particulars form, if applicable
- A completed notification of licensee in charge details form for each place of business, if applicable
Service NSW handles individual property licence renewals and restores online through a MyServiceNSW Account. You may need details from two identity documents when creating or verifying that account. After you submit, you should receive a confirmation email. If you cannot apply online, Service NSW notes you can call 13 77 88 to request a renewal form.
You can renew online on or before the expiry date. If you do not renew by the due date, the licence expires and you are no longer authorised to work as a real estate agent in NSW.
If the licence has already expired: restore vs reapply
Service NSW and Fair Trading publish the same practical window:
- Within 3 months of expiry — you can usually restore the licence online or at a Service NSW centre (a restoration fee applies). Use the details on your renewal form.
- If restored, the licence is treated as restored from the day it expired.
- More than 3 months after expiry (without a Commissioner extension) — restoration is not available; you must reapply for a new licence. You cannot trade until the new licence is issued.
Fair Trading also notes that in certain circumstances the Commissioner may extend the restore period if satisfied that failing to apply before renewal was unintentional, or that restoring the licence is a fair and just outcome. That is a published discretion — not a guarantee.
Eligibility language on Service NSW also includes having received a renewal notice, being a fit and proper person and not disqualified, and applying within three months of expiry for renew/restore pathways. Always confirm the live transaction page before you apply.
Where CPD fits before renewal day
CPD is the renewal gate agents control year-round:
- Complete all compulsory topics for each licence category you hold and each area of practice in which you operate
- Use an approved provider and an interactive format (face-to-face max 40 attendees, or interactive webinar max 25), with assessment
- Class 1 holders also have accredited-forum obligations (and, in relevant areas, AUSTRAC AML training) that Fair Trading has said will be detailed further — plan those separately once published
- Keep statements of attainment / completion evidence; Fair Trading’s published compliance messaging includes possible suspension or cancellation, and a court penalty of up to $11,000

A late hire who only commenced on or after 1 April 2027 may be automatically exempt from CPD for the 2026/27 CPD year under the published 90-day rule — that exemption already sits on the requirements hub; it does not rewrite your separate licence-expiry date.
