You need a minimum of 7 hours of interactive training from an approved provider, covering 3 compulsory topics. One of those — Domestic and Family Violence — must run for a minimum of 4 hours, and only where Fair Trading has reviewed the course content and assessment.
If you manage a rent roll — or you are the LIC booking for the PM team — this is the published list to plan against. Do not book last year’s topics, and do not assume a residential salespeople package covers property management.

The published Residential property manager requirement (2026–27)
Fair Trading: Area of Practice Residential property managers — must complete a minimum of 7 hours of interactive training delivered by an approved provider, covering 3 compulsory CPD topics.
That is a different published list from residential salespeople or buyers agents. The salesperson pathway is still 7 hours across 4 topics; the PM pathway is 7 hours across 3. Book the pathway that matches the work you actually do on the licence.
The three compulsory topics
Repairs, maintenance and habitability
Habitability, urgent repairs, and maintenance complaints sit on a rent-roll desk every week. Fair Trading lists this as one of the three compulsory blocks for residential property managers this CPD year — confirm any further notes on the official CPD page.
Residential tenancy – revisit reforms plus common mistakes
Tenancy rules keep changing, and PM desks feel that first — notices, bonds, and day-to-day administration. Fair Trading lists this topic for 2026–27; use the official CPD page for the current wording before you book.
Domestic and Family Violence (minimum 4 hours)
Fair Trading says this topic must be delivered for a minimum of 4 hours. That is not optional padding inside a shorter session — plan the block as a four-hour minimum.

Why this topic feels urgent on a PM desk right now: nsw.gov.au confirms stronger tenant protections for domestic violence and abuse in rental properties came into effect on 21 September 2026 (including the Domestic Violence Termination Notice pathway and related landlord/agent duties). Confirm agent duties on the live Fair Trading rental pages rather than treating this checklist as a full tenancy-law guide.
Interactive delivery still applies
Compulsory topics must come from an approved provider, in an interactive training environment — face-to-face (maximum 40 attendees) or interactive webinar (maximum 25 attendees) — and must include an assessment.
Self-paced study alone does not count toward these compulsory hours. An online option can still work if it is an interactive webinar within the attendee cap and includes assessment — confirm format with the provider before you book.

Class 1 property managers: core hours are not the whole story
If you hold a Class 1 licence, these 7 core RPM hours are not the whole CPD year. Fair Trading’s accredited forum (minimum 5 hours, in addition to core) still applies — see How Class 1 agents complete the NSW Fair Trading accredited forum and Class 1 vs Class 2 NSW CPD.
Fair Trading names these Class 1 practices for AUSTRAC’s Smart real estate agent’s guide to AML/CTF: salespeople, buyers agents, commercial agents, business brokers, and stock and station agents. Residential property managers are not on that list as published — confirm on Fair Trading.
Mixed offices (PM + sales / buyers)
Many agencies run a PM desk beside residential sales or buyers agents. Those colleagues have their own published hour and topic lists — typically 7 hours across 4 compulsory topics, not the PM three-topic list.
